OVERVIEW

The Director of Revenue Management (DORM) will be based in Spokane, WA and responsible for leading and executing the revenue strategy across a full-service DoubleTree by Hilton and up to two select-service hotels. This role will serve as the strategic business partner to property leadership and sales teams, maximizing revenue opportunities and ensuring optimal market positioning. The DORM will lead pricing, forecasting, and inventory management strategies, leveraging Hilton systems and tools. The ideal candidate will be hands-on, highly analytical, and effective at cross-functional collaboration. This position includes oversight of a Revenue Coordinator to support daily tasks and analysis.

ESSENTIAL FUNCTIONS

  • Develop, implement, and communicate strategic revenue management plans across the full-service DoubleTree and two select-service properties, in collaboration with sales and operations teams.
  • Lead weekly Revenue Strategy Meetings, presenting data-driven insights and recommending actions to optimize transient, group, and corporate mix strategies.
  • Utilize Hilton’s revenue management systems and tools (e.g., GRO, Elevate, OnQ, Hilton dashboards, Hotel Paid Media) to manage pricing, forecasts, inventory, ecommerce, and demand generation efforts.
  • Monitor and analyze local market trends, competitive set performance, and pace reports to identify opportunities for RevPAR and share growth.
  • Oversee group evaluations, displacement analysis, and rate negotiations to ensure optimal group and transient mix.
  • Optimize channel performance by managing distribution strategy, rate parity, OTA visibility, and driving direct bookings.
  • Guide and mentor the Revenue Coordinator in rate loading, system audits, reporting, and data accuracy.
  • Coordinate closely with the Sales team to ensure alignment in pricing strategies, promotions, and segmentation plans.
  • Set dynamic pricing strategies that reflect real-time market demand, special events, and seasonality.
  • Develop annual budget (rolling) and weekly/monthly forecasting process using historical data, predictive analytics, and system-generated recommendations.
  • Maintain and audit rate plans, BAR levels, and promotions across all systems and distribution channels, ensuring compliance with brand standards.
  • Partner with property and corporate sales and operations leadership to align on demand generation campaigns and tactical promotions.
  • Manage inventory and room type availability across all platforms (CRS, OTAs, GDS, brand website) with a focus on maximizing profitability and minimizing overbookings.
  • Oversee corporate account pricing strategies and collaborate with sales to optimize negotiated business.
  • Continuously analyze KPIs such as RevPAR, ADR, occupancy, and profitability, delivering actionable insights to property leadership and ownership.
  • Ensure revenue platforms and systems are fully optimized, configured correctly, and kept up-to-date.
  • Ensure adherence to brand initiatives and represent the hotels in brand-led revenue meetings and communications.
  • Perform regular audits of revenue-related processes and provide coaching and development to property teams as needed.
  • Stay current on Hilton brand programs, tools, and initiatives to ensure properties remain competitive and aligned with enterprise strategies.

KNOWLEDGE, SKILLS, and ABILITIES

  • Deep understanding of hotel pricing strategies, demand forecasting, and inventory management.
  • Proficient in Hilton RM tools and platforms (e.g., OnQ R&I, GRO, Elevate, Hotel Paid Media (current Amplify), etc.)
  • Strong analytical skills with the ability to interpret data, make strategic decisions and develop actionable insights.
  • Effective communicator with the ability to influence across property leadership teams.
  • Highly organized, self-motivated, and comfortable managing multiple properties.
  • Leadership skills to mentor and develop the Revenue Coordinator and build trust with cross-functional teams.
  • Proficiency in Microsoft Excel and experience with revenue and forecasting models.
  • Revenue Management: Deep understanding of hotel revenue management concepts, pricing, and inventory strategies.
  • Communication: Strong written and verbal communication skills.
  • Familiarity and use of support systems such as; Lighthouse, Kalibri Labs, Amadeus products, PMS, Delphi.
  • Mathematics & Economics: Proficiency in financial analysis, forecasting, and budgeting.
  • Sales & Marketing: Knowledge of marketing strategies, sales techniques, and customer engagement.
  • Leadership: Ability to lead teams, build trust, and drive strategic decision-making.
  • Adaptability: Comfortable with change and capable of adjusting strategies accordingly.

EDUCATION

  • Bachelor’s degree in hospitality management, Business, Finance, Economics, or a related field required.
  • Certification in Revenue Management (e.g., CHRM, CRME) preferred.

EXPERIENCE

  • Minimum of 3–5 years of revenue management experience, with at least 2 years in a multi-property or full-service hotel environment.
  • Prior experience with Hilton brand systems is strongly preferred.
  • Prior experience with other brands and systems is a plus (Marriott, IHG, Wyndham, Choice).
  • Experience in both full-service and select-service hotel environments is ideal.
  • Proven track record of driving topline revenue growth and improving RevPAR index performance.
  • Experience managing or mentoring team members or coordinators preferred.
